Mullingar Retail Development, Co. Westmeath.

This development consisted of the construction of a large retail park in Mullingar.

Project Details

  • Unit 1 of the development formed the new Penney’s store in Mullingar.
  • Construction work involved bulk excavation, foundations, RC basement, car park works, structural steel work, precast slabs, block work, stonework, render, roof and wall cladding, precast stairs, in-situ stairs, balustrades, shell and core doors and frames (including roller shutters).
  • ABM also undertook the construction of an ESB substation and all external works.

Columba House, Airside Retail Park, Swords, Co. Dublin. (Mixed Use Development)

  • The medical centre which currently houses VHI Swiftcare and separate high-tech office accommodation was located in the main building.
  • The construction consisted of a reinforced concrete frame and a light weight pre-insulated steel frame external leaf infill panel system, which was used instead of traditional concrete block.
  • The exterior render and cladding panels were fixed directly to the steel frame. Using the infill panel system allowed the internal leaf to be manufactured off-site.

The off-site manufacture of the infill leaf created the following main advantages:

  • Quality control – The steel frame is factory manufactured, which allows for exacting standards of quality control that ensure minimum variation for any particular batch.
  • Cost of construction – Pre-fabrication can save up to 20 per cent on the structure compared to that of the traditional construction associated with materials and labour.
  • Rapid Installation – As the frames are pre-fabricated, each panel can be fixed in place quickly. Also, once the steel frame has been fitted, cladding panels or other exterior envelope components can be fitted immediately after installation, which allows for a shorter construction programme.

The exterior of the building was clad using a combination of rendered panels, Portuguese Limestone and extensive curtain walling. Facade features included a projected wrap-around glazed feature corner spanning three floor levels and a rotunda shaped main entrance.

Mourne Road, Drimnagh, Dublin 12: Social Housing

Project Details:

  • Structural frame comprising panelised light gauge steel frames (LGSF) with integrated insulated wall panels built off site and delivered flat packed to the site for completion and delivery in a very short time period.
  • Achieving an A3 rating using triple glazed windows, Photovoltaic Solar panels and air-tight membranes and built to a very high standard, meeting the requirements and to the satisfaction of Dublin City Council.

Navan Shopping Centre, Co. Meath. (Commercial Mixed Development)

This multi-phased commercial development on Kennedy Road, Navan, comprised the following:

  • An extension to the existing multi-storey car park and associated links providing access to the existing shopping mall and carpark.
  • An extension to the existing retail units to Tesco and other major retail tenants.
  • The construction of a new multi-storey car park.
  • The construction of a new office building and medical centre.
  • The construction of an apartment block.
  • The construction of retail units and associated external works.

Project Details

  • The project posed significant difficulties in terms of the interface between building works and the ongoing operation of a major shopping centre over the duration of the construction.
  • Site conditions determined that piling was required to all foundations and this included mini piling within an existing section of the works.
  • Construction consisted of a structural steel frame, precast flooring units, block work and brick cavity walls and finishes matching the existing shopping centre.
  • The demanding programme was fast-track, with phased handovers of different sections and elements of the works which was required to maximise the benefit to the client in terms of tax incentives and tenancy agreements.

Tesco’s, Navan Shopping Centre

  • This consisted of the construction of an extension to the existing Tesco unit and the construction of a multi-storey car park.

Phase 2 – Navan Shopping Centre

  • This phase of the project involved the extension of the existing retail mall which contained major retail tenants.

Phase 3– Abbey Road Medical Centre and Retail Development

  • The construction of a medical centre and ground floor retail units as part of the development of Navan Shopping Centre.

Phase 3 – Block A Apartments

  • The construction of a 900 sq. m apartment block with 150 sq. m retail space.

Phase 3 – Block D Car Park

  • The construction of a 320-space, multi-storey car park with four levels, approximate area 8,500 sq. m, within an eight-month programme.

Phase 3– Link Bridge between existing car park/ North Mall extension

  • The construction of an elevated link bridge over an existing road linking the new and existing car parks to the new and existing retail mall.
  • The complex construction of the enclosure involved a structure suspended over an existing roof and breaking into the existing mall.

St. Helena’s Road, Finglas, Dublin 11: Social Housing

Project Details:

Powerstown Education Campus, Dublin 15.

Project Description:

The two schools each consisted of 16 classrooms. In addition the ETNS had 2 class base Special Needs Units. Both schools contained other resource and teaching rooms, administration and circulation space. Site works consisted of 2 ball courts, junior play areas, disabled set down and parking, soft and hard landscaping, bin stores, bike sheds and car parking. Upgrading of the existing school entrances, external fencing and new public footpaths to the front of the site.

The project consisted of the strategically phased demolition of 2 no. existing primary schools and the construction of 2 no. new 16 classroom Primary Schools. The works comprise a number of construction/demolition phases.

Phase 1 comprised of the construction of 1 no. Primary School consisting of 16 Classrooms, 2 classroom Special Needs Unit, support teaching spaces and ancillary accommodation with a total floor area of c. 3087 m².

Phase 2 comprised of the demolition of the existing Gaelscoil an Chuilinn, a 6 Classroom Temporary Structure.

Phase 3 comprised of the construction of 1 no. Primary School, consisting of 16 Classrooms, support teaching spaces and ancillary accommodation with a total floor area of c. 2680 m².

Phase 4 comprised of the demolition of the existing Powerstown ETNS and the completion of site works to the grounds, including access roads, car park, drop off areas, play areas and landscaping.

Phase 5 comprised of alterations to existing car parks, set-down and construction of additional parking spaces on site.

Works were completed in 80 weeks.

Carrigaline Post Primary School, Co. Cork.

Project Description:

The project consisted of the construction of a new 600 pupil post primary school building with physical education hall, support teaching spaces and ancillary accommodation, with a total floor area of 8660 sq. m.

The site works to the school grounds consisted of the provision of 160 no. cycle storage spaces, bin store, ball courts, secure special play area, 1 No. 50 m sq. external material storage building for wood and metal work studies with associated covered work area, landscaping, 1 No. 18 m sq. ESB Substation and boundary treatment and all other associated site development works.

The works to the remainder of the site consisted of the provision of 72 No. car parking spaces, drop-off and pick-up facilities and new access road all on a site C. 3.0 Hectares located at Kilnagleary, Carrigaline, Co. Cork.

The works were completed in 40 weeks.

Balbriggan Post Primary School, Co. Dublin.

The project consisted of the construction of a new 750 pupil POST PRIMARY school building. The works comprised of  two construction phases.

Phase 1 comprised of 1 no. 2 storey 450 pupil Post Primary school with a physical education hall, special needs unit containing 3 class bases, support teaching space and ancillary accommodation, with a total floor area of 7510 sq. m.

Phase 2 comprised 1 no. 2 storey extension of the school to accommodate 300 additional pupils,comprising teaching spaces and ancillary accommodation, with a floor area of 1890 sq. m.

Total floor area for the total project is c.9400 sq. m.

The site works to the school grounds consisted of the provision of 140 no. cycle storage spaces, bin stores, ball courts, secure special play area, 50 sq. m of external storage building, covered work area and boundary treatment, 60 no. car parking spaces and drop-off and pick-up facilities.

  • The responsibilities of ABM in delivering the project were:
  • Contractors Representative
  • Design and Construction team leader.
  • To manage the design team members in the development and co-ordination of rapid build construction techniques and to ensure that the relevant information was available to achieve both the rapid start on site date and to adhere to the fast track programme.
  • Sanctioning of all design decisions to ensure these were solutions  which could achieve the rapid build programme.
  • Ensuring that the design development adhered to the procurement and manufacture schedules, in particular the off-site production programme for the paneled system used.
  • Responsibility for all on-site construction activities.
  • Responsibility for the management and co-ordination of health and safety matters on-site in our role as PSCS.
  • Responsibility for the delivery of the project to a tight schedule including the commissioning and compliance with Schedule A of the DoES requirements for handover.

TBF Thompsons – Light Industrial Unit Including Office Space

This project involved the construction of a light industrial unit of approximately 1,900m2 which comprised the following:

  • Warehouse/servicing area
  • Offices
  • Meeting Rooms
  • Staff facilities
  • Canteens

Google Ireland Grand Mill Quay, Barrow Street, Dublin 4. (Fit-out)

Works began in May 2015 in the basement of Google offices in Barrow Street for the remedial upgrade works including fire protection and acoustics. The works to a total of 23 weeks and was signed off by BKD Architects and O’Connor Sutton Cronin structural engineers.

Project Details

The works consisted of the following items:

  • Remedial fire proofing of steel members giving the required protection for compliance with fire certification
  • Realignment/Alterations of existing Mechanical & Electrical services in order to carry out fireproofing of steel structures
  • Dismantling/Protection of stacking system car parking during the course of the works
  • Construction/Installation of acoustic and non-acoustic temporary screens to facilitate phasing of the works and containment of blasting grit paint removal in full operational live building scenario
  • Upgrade/Installation of fire doors to basement area
  • Provision of full certification and warranties for all new elements and works
